A NEW Hotel Could Be Coming Near Disney World

A new hotel could be in the works near Disney World! According to the Orlando Business Journal, Common Oak Engineering LLC has filed paperwork for a proposed 9,750-square-foot hotel and onsite parking located on 1.57 acres of land east of Disney World.

The proposed development is located on the corner of N. Poinciana Blvd. and W Osceola Parkway. The documents for the new hotel were filed at an Osceola County Development Pre-Application Meeting on September 16th.

The land is currently owned by Real Global Investments LLC, which was purchased back in 2013. The document that was filed did not mention any more specifics about the hotel and Common Oak Engineering declined to comment to the Orlando Business Journal about any more details. Based on the information known, it will likely be a smaller hotel.

Generally, hotel rooms range “between 250 to 400 square feet in size,” so based on the document, the 9,000 square feet would likely yield about 30 rooms. However, Chantal Wu, senior director of hospitality market analytics at CoStar Group, also stated that a lot size of 1.5 acres is very common for hotels, and usually developers can build a 100 to 200 room hotel on that size of land with a parking lot. We will be curious to see what this plot of land ends up becoming and how many rooms the hotel will have.

The plot of land is in a great location as it is close to Disney World, Universal Orlando, and SeaWorld. The Orlando Business Journal noted that through July 2025, Orlando hotel’s achieved “a 12-month occupancy of 71.7%, an average daily rate of $199 and a revenue per available room (RevPAR) of $143.” We will continue to keep you updated as we learn more about what will be coming to this new development.
